Assessment instructions Table 1 Assessment instructions Assessment details Instructions Assessment overview The objective of this assessment is to assess your knowledge as would be required to establish landlord relationships to support property management. Assessment Event number 1 of 2 Instructions for this assessment This is a written assessment, and it will be assessing you on your knowledge of the unit. This assessment is in one part: 1. Short answer questions The assessment also contains an assessment feedback form. Submission instructions Where possible, complete and submit this assessment online via the TAFE NSW online learning platform. Upload all the required assessment files in the assessment area on the online learning platform. Alternatively, hand all required assessment files to your assessor for marking. Assessment details Instructions What the assessor will provide? Access to this assessment and supporting online resources. Would this change if you were marketing rural or commercial properties, if so why? Therefore, I would opt for advertising in the local newspaper instead. 2. a) Residential, commercial and strata management are all rental services an agency can provide. How do licencing requirements impact on the agency's ability to provide these services? (70-80 words) According to section 8 of the Property Stock Agent Act, an individual is prohibited from engaging in or operating a strata management agency without possessing a valid strata managing agent's license. Similarly, one must not conduct a real estate agency business without a real estate agent's license. The maximum fine for operating without the necessary license is 100 penalty units. A person with a certificate of registration is not permitted to perform any duties of an assistant agent unless employed by a licensed holder under the PSA Act. Give three examples of expectations the landlord may require from a tenant. 1 Ensure timely and complete payment of rent. 2 Refrain from making any modifications (such as renovations, alterations, or additions) to the property without obtaining written consent from the landlord. 3 Permit inspections of the property in accordance with the terms of the lease agreement, as long as the inspection notice complies with the lease terms. 4.
