I am currently working as a Summer Intern on the jobsite of the Henry B. Gonzalez Convention Center Expansion project in San Antonio, Texas, with Zachry Construction Corporation. The project is an 800,000 sq.ft. expansion work, carried out by the joint venture of Hunt Construction Group and Zachry Construction Corporation for the City of San Antonio. Presently, I am working in the Document Controls division under Tim Baughman, who is my immediate supervisor, PMIS Administrator and BIM Manager for the project. The three objective learning areas that were agreed upon in my internship agreement are:

(ii) Cost Controls
(iii) Project Administration & Management (RFIs, Submittals, Change Orders etc.)
Estimating
Since the project I am assigned to is an ongoing project which is approaching the Date of Substantial Completion (on December 1, 2015), the estimation tasks that I have performed is related to change orders that are due to unforeseen site conditions, design errors and omissions, and the City directed changes. For example, I worked with the Project Engineer in charge of the concreting works, to estimate the cost of a change order involving the quantity takeoff for additional #4 steel bars that were required for reinforcement along the utility conduits that were cast in the slab on grade. 1.1 This report will provide guidance for the procedure of preparing an estimate for building works. It will include the factors that affect the overall cost of the project explaining them in general as well as explaining them on the example provided.
Recently, I was tasked with completing a takeoff of the wall tile to be placed in our building. The owner had requested full-height tile in the restrooms, but the quote that came in seemed high. By completing the takeoff, I was able to identify the problems in the estimate. I have found the project estimator to be a great resource. If I have any questions pertaining the subcontracts, my first contact is always our estimator. A simple question asked over the phone can often transform into a conversation where I am able to learn something new about estimating. I was recently offered to have my internship extended in order to spend a few weeks in the estimating department. Going into my internship I wanted nothing to do with estimating, but now that I see how the different departments work together to create a building, the importance of estimators stands out to me. I am interning at VCC: The Gary Center in La Habra. I currently intern Wednesdays and Fridays for five hours each day. On Wednesdays, I am in the upstairs office all five hours working in the front office. Currently VCC: The Gary Center is going through the process of moving to another location. After merging with Vista Community Center in March 2016, our agency has expanded and moving our services to a bigger location. This whole process has brought disorder into the agency and high levels of stress. As an intern walking into a changing agency is was pretty easy to learn the new rules. My supervisor Ana Palafox, provides me with different tasks every Wednesday. I cover for the other receptionists Viri and Ailene, when they are on lunch or taking a break.
When considering factors that didn’t go well as far as schedule the project took a steep hit. While the initial item started on time, it ended two days later than was initially planned. This meant that “Set product Specs” was 2 days late starting. With this project each line item has a predecessor. This means that they cannot start until the previous item is finished. With this every portion of the project was late starting and threw the entire project off. With regards to the cost “Need Survey” was over budgeted by $6,400 and “Set product spec” was over budgeted by $11,520.

I found that the first three bullet points were spot on with the issues I am currently facing. One of the main problems of using job order costing is the incompatible between when the quotation is made and when the costs actually become known. Generally, prices need to be quoted before production starts, but by using this system, the costs are known only after completing the job. The companies are able to calculate the actual cost of labour and material charges but for the overhead cost, only able to estimate.
