Background and History
Conrad Hilton (Figure 1.1), the man who started Hilton hotels. He was born on December 25, 1887 in San Antonio, New Mexico and died on January 3, 1979 in Santa Monica, California. Conrad Hilton was famous as American hotelier and businessman. For instance, he was also the founder of Hilton hotel chain (Figure 1.2A - Figure 1.2C) and in 1925, he built his first hotel in Dallas Hilton and it costs $1million. Conrad Hilton was deep faith in God and country. Not only that, he belief in hard work and has the ability to dream big. Thus, he was influenced by his mum’s Catholic beliefs and told by his mum prayer was the best investment ever. Furthermore, “digging for gold” and “esprit de corps” are his golden principles of being successful. He published his autobiography,”Be My Guest” in 1957.

Augustus Halvorsen, Hilton’s father was a trader and he owned quite a lot store, such as bank, post office, telegraph and hotel. Hilton and his family moved to California for a while, then they moved back to San Antonio again due to the economic downturn.

It has presence in over 78 countries with more than 2500 hotels. Lodging industry is highly capital intensive industry, so to reduce capital expenditure Hilton Hotels opted for self-owned Hotels as well as franchising model with the real estate owners. One of the key features of lodging industry is low switching costs for customers. There is very little margin to differentiate from the major competitors in the industry which include Marriott international, IHG, Accor etc.

Another reason that Hilton Worldwide should implement this expansion strategy to Thailand is that it aligns with Hilton Worldwide’s values. Hilton Worldwide’s mission statement is “to be the most hospitable company in the world - creating heartfelt experiences for Guest, meaningful opportunities for Team Members, high value for Owners and a positive impact in our Communities.” Hilton Worldwide’s vision statement is “to fill the earth with the light and warmth of hospitality- by delivering exceptional experiences - every hotel, every guest, every time.” (Hilton Worldwide). A commonality between both statements is the mention of the words “earth” and “world” which means Hilton Worldwide seeks to have a strong international company, yet only 20% of their hotels & resorts are located outside the United States. The organization has explicitly kept this advantageous environment over other organizations by improving its service capacity. Additionally, the organization ensures that it stays ahead of its rivals by engaging in research and development that focuses on luxury products and markets analysis. The Ritz-Carlton hotel uses data from its research to predict the future of the industry; therefore able to dictate what and how the market will trend in the foreseeable future. Another factor that keeps the organization’s advantage over its rivals is that while rivals tend to become a hotel brand in the industry, Ritz-Carlton has rather position itself to be a leader and lifestyle brand that constantly develop new properties and ensure that customers live the culture of the hotel. The final factor that has kept the advantage of the organization intact is the culture of trust that exists between the management and employees. The leadership of the hotel lives and communicates the organization’s value to its employees who in turn satisfy customers in a way that they often anticipate a return visit. These are some of the reasons that the Ritz-Carlton hotel continued advantageous environment over its rivals has persisted in the hotel and resort industry (Reiss,
